Teamwork Property Management Ltd.


     Teamwork Property Management Ltd. and David John Hensman was fined another $2500.00, and ordered to pay RECBC enforcement fees of $1,000.00.  Hensman's company fines now total $7,000.00.


     On June 9, 10, 11 and 12, 2009 the Real Estate Council of BC investigators conducted an Office and Records Inspection at Teamwork’s offices in Abbotsford BC.


     Hensman was charged with contravening section 27(2)(b) of the Real Estate Services Act by transferring lump sum strata management fees part of which were earned by the Brokerage and part of which were earned by the strata management licensees providing strata management services directly from the operating trust account maintained for each of 13 strata corporations into the Brokerage general operating account, rather than transferring the share for the licensees directly into the Brokerage operating trust account and then paying the licensees’ share from the Brokerage operating trust account;


      Hensman contravened section 30(1)(g) of the Real Estate Services Act in that it transferred lump sum funds from the trust account maintained for the said strata corporations to the brokerage general operating account as strata management and administration fees which exceeded the actual amount of the brokerage fees earned, thereby causing the said trust account to become in an overdraft position;


     Hensman also contravened sections 7-5(1)(a), 7-5(1)(b) and 7-5(3) of the Council Rules between January 1, 2009 and May 31, 2009 in that Teamwork’s trust account ledger was in an overdraft position and steps were not taken to eliminate the negative balance and to notify the Council of the negative balance within 10 days of the negative balance arising. was also ordered to retake Chapter 2 Mandatory Requirement of RESA.

     When Mr. Hensman was contacted by phone and asked for his comments on the charges he became angry and uttered foul language and hung up the phone.    Hensman is the Pastor of many defunct ministries and is currently the Pastor of the Nex Gen World Church. nexgenworld.ca     Apparently there is lawsuit between Hensman and his previous Church the fellowship Bridge International Society situated in Matsqui Village (Abbotsford)

     Teamwork Property Management Ltd. Managing Broker, David (Dave) John Hensman A.K.A. Pastor Dave Hensman and Sidonia Bernadette (Nini) Nestor were fined $2500.00 and ordered to pay for the disciplinary hearing cost's of $1,000.00, for committing "Professional Misconduct" by the Real Estate Council of BC.  When Hensman was questioned by the Strata Corporation Council Member Secretary about the losses to their Strata Corporation Hensman denied there were losses but indeed there were losses, Hensman lied about the losses.


     Hensman and Nestor were charged under Section 35(1)(a) of the Real Estate Services Act while acting as strata property manager for seven strata corporation clients in that he: (a) contravened section 3-3(1)(a) of the Council Rules by failing to act in the best interests of the strata corporation clients by investing contingency reserve funds in an investment program with RBC Dominion Securities.

Shortly after Stratawatch disclosed publicly the Charges and Disciplinary decisions against Hensman and Nestor, they both wrote letters to two Strata Corporation Owners describing their "Spin" on the details of the Disciplinary Hearings   The letter's Hensman and Nestor wrote contradict the "Statement of Facts" as outlined in both "Orders".

Note:  Mr. Hensman has been given every opportunity to tell his side of the story but has refused to answer questions.   We asked Hensman if he reimbursed the Strata Corporations who lost money through the RBC Securities Investment.   He refuses to answer.
