The rating's and rules are as follows:

Effective August 19, 2011 all Strata Management Companies who are members of the Strata Property Agents of British Columbia (SPABC) have been downgraded to a 1 star rating  for two reasons:


1. SPABC uses a copy written and standard management contract that we believe to be seriously unbalanced in favor of the SPABC member to the detriment of strata owners.


2. SPABC BC failed to discipline one of its members for breaking SPABC Code of Ethics, both Corporate and Individual on more than one occasion.


Please Note: Details of reprimands & rating's will be posted in the SMC profile.

  Rating is "0".

Rating will be removed for the following reasons:
1.      Disciplined by Real Estate Council of British Columbia ( RECBC) for "Professional Misconduct".
2.      Failing to take direction from Strata Council.

  One (1) star removed.

3.      Poor quality of financial reports – evidence of indiscernible or unprofessional financial reports provided to strata council – “evidence” means a complaint about or a copy of an indiscernible document (within last 3 years).

  Remove 1 star per 5 complaints

4.     Evidence of non-compliance with SPA or evidence of advice to strata council contrary to the SPA - “evidence” means a complaint about or a copy of an indiscernible document (within last 3 years).

  Remove 1 star.

5.     Evidence of lack of or evasion of transparency or accountability (e.g. refusal to provide services if the strata corporation belongs to a strata owners association) (within last 3 years).

  Remove 1 star.

6.     5 confirmed complaints from Strata Owners about SMC's & or Strata Representatives also known as "Agents".

  Rating Removed.

7.      Evidence of heavy-handed or unscrupulous behavior, not becoming of a "Professional"

  Remove 1 star.

8.      SMC contracts who have a clause charging the Strata Corporations a fees to view records.
     This clause is commonly used to deny owners rights to view strata records under SPA
     section 35 & 36. (copy of contract must be provided with complaint).

  Remove 1 star.

9.     SMC who use the "Privacy Act" as a means to deny access to information as required under
section 35 & 36 of the Strata Property Act.
